As is the norm, January got off to a brisk start in the KPW real estate market and as a result there are currently seven listings marked under contract in the MLS (multiple listing service). Five of those listings were on the market for less than a week while the remaining two found their buyers after spending 50 and 70 days on the market. Pricing generally tended to be on the conservative side, ranging from $578,900 to $699,900, as agents and sellers timidly tested the waters. These original list prices were sometimes lower than last year’s average list price by model. I expect to see ultimate c.ontract/sales prices over list price as the market corrects for those pricing strategies.
Currently, there is just one active listing on the market, proving the flip side of the under-pricing coin. Severely over-priced homes will be rejected and then may languish on the market. The number of active listings will almost certainly increase by the end of the week and those houses which are relatively well-presented should expect to do well as there are lots of buyers and very low inventory. One thing to watch is for the return to the market of listings which were pulled from the lethargic fall market last year.
